Towns Near Marbella Worth Considering for Property

Free App

Marbella gets all the attention, but some of the best value buying property in Marbella's surrounding towns is hiding in plain sight. Here is where we would look.

Beyond the Marbella postcode

When most people think about buying property in Marbella, they picture the Golden Mile, Puerto Banus, or Nueva Andalucia. Those are all great. But there is a whole stretch of coast and mountain towns surrounding Marbella that offer genuine quality of life at significantly lower prices.

Here are the towns we think deserve serious consideration.

Estepona

Estepona is the one everyone mentions second. It has a beautiful restored old town, a long beach, and a growing expat community that has not fully priced itself out yet. It is about 20 kilometres west of Marbella, and new developments have been coming in steadily for five years. You tend to get more apartment or townhouse for your money here than you would in central Marbella.

Benahavis

Benahavis sits up in the hills between Marbella and Estepona. It is one of the most sought-after addresses in the area for buyers wanting privacy, space, and views. The village itself has some excellent restaurants. Properties here tend to be larger and set in quieter urbanisations. Worth looking at if your budget stretches and you want space over proximity to the beach.

Mijas

Mijas Pueblo (the white village) and Mijas Costa (the coastal strip) are both worth understanding. The coastal side has everything from studios to large villas, often at prices below the Marbella Golden Mile. It is a 20-minute drive east into Fuengirola or Benalmadena, and 30 minutes west into Marbella. Good location if you want flexibility and value.

Manilva and Sotogrande

Further west, Manilva offers some of the most affordable entry points on this stretch of coast. Next door, Sotogrande is an established, high-end enclave with polo, golf, and a marina. Very different profiles - both worth knowing about depending on what you are looking for.

Why area knowledge matters when buying property in Marbella

The whole zone from Estepona to Fuengirola operates as one interconnected market. Agents work across it, and buyers move between these towns constantly. Understanding the full picture - not just the Marbella label - means you are less likely to overpay for a postcode when equivalent quality is available nearby at better value.

Frequently Asked Questions

Is Estepona cheaper than Marbella for property?

Generally yes, though the gap has been closing. Estepona has seen strong price growth, but you typically get more space for your money compared to central Marbella or Nueva Andalucia at similar price points.

Is Benahavis part of the Marbella municipality?

No, Benahavis is a separate municipality, though it borders Marbella. It is often included in what agents call the "Marbella area" because many of its urbanisations sit between Marbella and Estepona.

Which town near Marbella is best for families?

Marbella itself scores well for families - good international schools, beaches, and infrastructure. Estepona is also popular with families for similar reasons at a slightly lower cost. Both are worth considering.
