It was designed as a luxury destination from the start - designed around the marina, with apartments, restaurants, and boutiques arranged to create a permanent resort atmosphere.

The reputation is glamorous. In reality, it is a working marina town with a mix of residents ranging from ultra-wealthy long-term owners to seasonal visitors and a significant local population that uses it year-round.

Buying property in Marbella's Puerto Banus area covers a range wider than the glamour suggests. At the high end, you have frontline marina apartments and penthouses that are among the most expensive addresses in the region. Behind the marina, there are more accessible apartment complexes in urbanisations like Marina Banus and Alcazaba Beach, which offer solid quality at prices lower than the water's edge commands.

Further back still, in the hills above Puerto Banus, you move into Nueva Andalucia - which is technically a different area but adjacent and well-connected.

What to know before buying near the marina

The marina area is a tourist destination. In summer, it is busy, loud, and full of visitors. If you are buying a property you plan to use primarily in summer, this is fine and arguably the appeal. If you want year-round peace and quiet, properties a few streets back from the marina will suit you better than anything directly on the water.

Community fees in the more prestigious developments around Puerto Banus can be substantial - make sure you understand the annual running costs before committing.

The rental market

Puerto Banus properties are popular for short-term holiday rentals during the peak season (June to September and Christmas/New Year). Rental yields can be strong. However, you need to check that the specific property has a valid tourist rental licence - this is increasingly important as the Andalucian authorities tighten enforcement.
