Parking and storage are often afterthoughts in property searches. In Marbella, they can meaningfully affect daily life. Here is what to check.

Buyers searching for property in Marbella spend most of their time thinking about bedrooms, bathrooms, views, and pools. Parking and storage tend to be treated as footnotes. But in daily life, particularly if you are a permanent or semi-permanent resident, parking and storage become very real quality-of-life factors.

Parking in Marbella developments

Many apartments in Marbella developments include one underground parking space in the sale price. Some include two. Some include none, particularly older developments in town centres or the old town area where underground parking was not part of the original design.

When buying property in Marbella, clarify: is the parking space included in the sale price or is it a separate purchase? Is it a deeded parking space (inscribed in the land registry separately) or simply an allocated community space? How many vehicles can practically access the underground garage at the same time? Is there guest parking available within the development?

If you have two cars, or plan to have visitors frequently, a single parking space in an underground garage can quickly become a source of daily irritation. Some developments have additional parking spaces that can be purchased or rented from other owners. Check availability before assuming you can solve the problem later.

Parking outside developments

In Marbella's town centre and the old town, street parking is limited. The blue zone (zona azul) requires payment during business hours and is actively enforced. Some residential streets in town have resident parking permits, but eligibility and availability vary. If you are buying an apartment without garage parking in a central location, understand that parking your car every day may involve a short walk from a public car park.

The golden rule: if parking matters to you, make sure you can see it, measure it, and confirm ownership before you sign.

Storage rooms (trastero)

Many Spanish apartment developments include a storage room (trastero) in the sale, or offer them as an optional add-on. These are typically small underground rooms or cages, accessible from the parking level, used for bicycles, seasonal furniture, suitcases, sports equipment, and the general overflow that apartments cannot absorb.

If you are moving from a house to an apartment, or plan to bring sports equipment, beach gear, and seasonal furniture to Marbella, a storage room is worth more than many buyers appreciate until they do not have one. Ask specifically whether one is included or available to purchase.

For villa buyers

Villas typically have more flexibility: a garage, a utility room, garden storage. But check specifically whether the garage is fully enclosed or simply a covered carport. In Marbella's climate, either is functional, but if security is a priority, a closed garage is meaningfully different from an open canopy.

Many villas also have potential for additional storage in loft spaces, basement areas, or outbuildings, though check planning regulations before assuming any unconverted space can be freely used.

Electric vehicle charging

This is becoming increasingly relevant. Buyers who drive or plan to drive electric vehicles should check whether underground parking has, or can have, EV charging installed. Some newer developments are built with charging points in the garage. Older developments may allow individual owners to install chargers in their allocated space, but this requires community approval and an electrical survey. A growing number of buyers are asking this question; it is worth adding to your viewing checklist.
