Spanish bank account open
You need a Spanish account to transfer funds at completion and for ongoing costs. Open it during a viewing trip or through online account options. Have it confirmed and functional before you make an offer.
Lawyer instructed
Your independent Spanish property lawyer should be in place before you find a property, not after. When you find something you want to offer on, your lawyer can immediately begin reviewing the property's legal status while you proceed with the offer. A lawyer you are still researching when the offer clock is ticking creates unnecessary pressure.
Finances confirmed
If buying in cash - confirm the funds are accessible, traceable, and can be transferred within the timescale completion requires. If buying with a mortgage - have a decision in principle from a Spanish lender or confirmation from a mortgage broker of what you can borrow. Do not make an offer without knowing your financing is secured.
