That is understandable and not wrong in itself - it builds market knowledge. But it is not actually the first step. Starting with property browsing before the foundational work is done is what leads to frustration: you find something you want and then realise you are not ready to act on it.

Step 1: Get clear on your budget - the real number

The real budget is not the property price. It is the property price plus 10-13% for buying costs, plus any initial renovation or furnishing budget. Be honest with yourself about this number before you start looking at properties. Falling in love with a 600,000 euro property when your total budget (including costs) is 600,000 euros is going to be a painful experience.

Step 2: Understand your financing position

Are you buying in cash, using a Spanish mortgage, releasing equity from a UK property, or some combination? If a mortgage is involved, speak to a Spanish mortgage broker or lender to understand what you can borrow before you start viewing. This shapes your effective budget and your readiness to act.

Step 3: Do some basic area research

Before visiting, understand the broad geography. East versus west Marbella, Nueva Andalucia versus Golden Mile versus Estepona - what appeals and why? Read a few area guides. Watch some videos. Form a view on where you want to focus.

Step 4: Plan your viewing trip properly

A well-prepared viewing trip - with agents pre-briefed, a lawyer identified, and your NIE process started - produces real decisions. An impromptu viewing trip produces nice feelings and no action. The planning steps above make the visit productive.

Step 5: Start the NIE process

Get this started before you need it. Apply at the Spanish consulate or through a lawyer in Spain. Allow two to four weeks. Without a NIE, no purchase can proceed.

The buying decision is much stronger when made with real first-hand knowledge rather than purely from research.

Can I start the buying process remotely without visiting Spain?

Yes - NIE application, lawyer instruction, bank account opening, and mortgage research can all be started remotely. What cannot realistically be done remotely is choosing the specific property.
