Honest question. A couple of years on from buying property in Marbella, here is our unfiltered answer about whether it was worth it and what we would do differently.

The honest answer

Yes. Without question. Buying property in Marbella was one of the best decisions we made as a family. That is not a marketing line - it is just the truth of how it feels a couple of years in.

But let me be more useful than that and tell you what we would do the same and what we would change.

What we got right

We spent time here before we bought. We rented for a season, got a feel for the area, found which parts of Marbella suited us, and worked out where we would actually spend our time. That research meant that when we bought, we were confident in the location rather than just hoping we had chosen well.

We used an independent lawyer from the start. They flagged a minor issue with the community fee structure that we were able to address before completion. Worth every euro of the legal fees.

We were honest with ourselves about how we were going to use it. We knew it was primarily a lifestyle purchase with some rental potential, not the other way around. That clarity meant we chose the right property.

What we would do differently

We would move faster. We hesitated on our first choice and lost it to another buyer. The property we eventually bought is great, but it taught us that in a competitive market, being ready matters. Have your NIE, have your finances sorted, have your lawyer on standby before you find the one you want.

We would also have done more research on the running costs before we bought. Community fees, IBI, utility costs - we knew the approximate numbers but did not model them as carefully as we should have. Nothing alarming, but more diligence upfront would have meant fewer surprises.

What life is actually like

We spend more time here than we planned. The kids love it. The weather in January still surprises us. The food is excellent in ways that go beyond the tourist restaurants. We have friends here now - both expats who have been here for years and Spanish neighbours who have been welcoming from the start.

Marbella is not perfect. It can be touristy in summer. The roads get busy. Bureaucracy is real. But balanced against 320 days of sunshine, a stunning coastline, and a quality of life that we genuinely could not replicate in the UK - it is an easy decision to affirm.
