You need a Spanish bank account before you can complete a property purchase. What to open, when, and which documents non-resident buyers need.

This is the thing nobody mentions until you're almost ready to buy, and then it turns out you should have sorted it months earlier. A Spanish bank account. You cannot complete a property purchase in Spain without one, and it takes longer to set up than most people expect. We learned this the straightforward way, but I've spoken to enough people on the Costa del Sol who didn't to know it's worth spelling out clearly.

Why Does Spain Require a Spanish Bank Account?

Spanish property law requires that the completion payment is made by bank cheque (cheque bancario) drawn on a Spanish bank account. The cheque is issued at the notary on the day of completion. Without a Spanish account, you cannot issue the cheque. Without the cheque, the notary cannot proceed.

Additionally, your NIE number must be linked to a Spanish bank account for tax purposes. Any property taxes, community fees, or utility bills associated with your property will be paid by direct debit from this account.

The Order of Steps Matters

This is critical: you need your NIE before you can open a Spanish bank account. Banks require your NIE as part of the account opening process.

So the sequence is: 1. Apply for NIE 2. Receive NIE 3. Open Spanish bank account 4. Transfer funds to account 5. Issue bank cheque at notary on completion day

If you leave step 1 late, every subsequent step is delayed. Large currency transfers also take time to process and clear. Allow at least 2 to 3 weeks between your funds arriving in Spain and your expected completion date. This is relevant whether you're buying property in Marbella, Estepona, Fuengirola or anywhere else on the Costa del Sol.

Which Banks Work Well for Foreign Buyers?

Not all Spanish banks are equally experienced with non-resident foreign buyers. Banks that have established processes and English-speaking staff for international clients include:

  • Sabadell: well-regarded for international buyers, English-language service
  • Bankinter: competitive for non-residents, experienced with property purchases
  • CaixaBank: large network, good for international transfers
  • Santander: familiar to UK buyers, consistent non-resident service

Your property lawyer will often have a recommendation based on your specific situation and the location of your property. We found Sabadell particularly helpful when we were going through the process in this area.

What You Need to Open the Account

Requirements vary by bank, but typically include: - Your NIE number - Valid passport - Proof of address in your home country (utility bill or bank statement, apostilled in some cases) - Proof of income (payslips, tax return, or company accounts) - Source of funds documentation for large transactions

Some banks allow partial online account opening. Others require an in-person visit to a branch in Spain. Factor this into your timeline.

When to Open Your Account

Open your Spanish bank account as soon as you have your NIE, ideally well before you have found a property. You want it open, active, and ready to receive funds before you need it. Do not leave this until after you have signed the arras contract. I know it feels like getting ahead of yourself when you haven't found a property yet, but it genuinely makes everything that comes next so much smoother.
