Marbella vs Mallorca: Where Should You Buy Property in Spain?
PlanMarbella
Both are top-tier Spanish property destinations. Here is an honest comparison of Marbella and Mallorca for buyers trying to decide - and why buying property in Marbella might be the stronger choice.
Two very different propositions
Marbella and Mallorca are both excellent European property markets - but they are quite different in character, and the right choice depends significantly on what you are looking for. We looked at both before we committed to buying property in Marbella, so this is an honest comparison from someone who went through the process.
Lifestyle differences
Mallorca has a strong seasonal character. Much of the island effectively closes between October and April. The social scene in summer is vibrant, particularly in Palma and the southwest of the island. But year-round living on Mallorca requires a stronger commitment to making your own life outside the tourist season.
Marbella, by contrast, operates year-round with a genuine resident community. January in Marbella is quiet, relaxed, and not cheap - restaurants are open, the golf courses are busier than in summer, and the expat social scene carries on. If you plan to spend real time in your property rather than just summer visits, Marbella's year-round infrastructure makes a material difference.
Price comparison
Both markets have seen strong price growth. The prime southwest Mallorca market (around Santa Ponsa, Costa d'en Blanes, and Son Vida) is comparable in price to the Marbella Golden Mile. However, Mallorca is a smaller island and supply constraints are more acute. Some buyers find that buying property in Marbella gives them more property for equivalent money, particularly once you move away from the absolute prime locations.
Accessibility
Both markets are well-served by flights from the UK and northern Europe. Malaga airport offers slightly better year-round connectivity to more routes, while Palma's airport has massive summer capacity but fewer off-season options. For buyers who plan winter use, Malaga tends to be marginally easier to fly to in January.
Which we chose and why
We chose Marbella for three reasons: the year-round community, the drive time from the airport, and the sense that it was genuinely a place people lived rather than visited. Mallorca is beautiful - we go back as tourists. But for a property that would be a real base, Marbella suited our family better.

Is Mallorca more expensive than Marbella for property?
At the prime level they are comparable. The ultra-prime southwest Mallorca market is among the most expensive in Spain. Moving away from the prime locations, both islands offer more accessible price points. Marbella generally offers more variety across price ranges than the Mallorca prime market.
Which has better rental income potential - Marbella or Mallorca?
Both are strong holiday rental markets. Mallorca has higher peak-season rental rates in prime locations. Marbella benefits from a longer effective rental season and stronger winter demand. The right answer depends on your property, location, and target tenant.
Is Mallorca or Marbella better for families?
Marbella has a slight edge for families planning extended stays or relocation, due to its international school infrastructure, year-round community, and road connectivity. Mallorca is excellent for summer family use. Both are great - the difference is most visible in the shoulder and winter months.
