New builds get most of the attention in Marbella. But the second-hand market often offers the best value and the most character. Here is what to know.

Segunda mano, or second-hand property, is the existing resale market in Spain. When people talk about buying property in Marbella, new developments often dominate the conversation: the gleaming CGI renders, the modern lines, the spec sheets. But the second-hand market, which is the majority of actual transactions in any established property market, deserves its own consideration. For many buyers, it ultimately offers better value, more character, and a more immediate experience of living in Marbella.

Lower entry price for equivalent location

The most obvious advantage of segunda mano property is that you are typically paying less per square metre for equivalent locations compared to new builds. This is partly because new builds carry a developer margin, partly because new builds in popular areas command a premium for novelty, and partly because older properties have often been priced to reflect their age and the need for potential renovation.

A well-maintained apartment in a good development that was built 15 years ago is, functionally, an excellent property. Its communal areas are established, the gardens are mature, any teething issues with the development have been resolved, and the price per square metre is substantially below what a comparable new build nearby would ask.

Established communities

New build developments take time to become real communities. In the first two to three years, occupancy builds gradually, communal facilities are new and sometimes not yet fully operational, and the social fabric is still being established. A well-chosen second-hand property in an established development comes with a community that is already functioning: regular neighbours, an established community management arrangement, gardens that have had time to mature, and a social dynamic that is visible before you buy.

Lower purchase tax

In Andalusia, second-hand properties are subject to Impuesto de Transmisiones Patrimoniales (ITP) at 7% of the purchase price. New builds are subject to IVA (VAT) at 10%. For a property at €500,000, this means €35,000 in tax on a resale versus €50,000 on a new build. That €15,000 difference is meaningful and is often overlooked when buyers are comparing total costs.

What to watch for in resale properties

The key risks in second-hand purchases are: deferred maintenance that the seller may not have flagged, outdated systems (air conditioning, electrical, plumbing), potential planning irregularities from historical modifications, and community dynamics that you only discover after moving in. All of these are manageable with proper due diligence: a survey, thorough legal checks, and a conversation with existing residents if possible.

When new build makes more sense

New builds make more sense when: you have specific requirements that existing properties do not meet, you are buying in an area where new build represents genuinely better value than resale, you want the developer's warranty and the ten-year structural guarantee, or the specific location you want has no suitable resale stock.
