Getting Your NIE Number for Marbella Property Purchase: Step by Step
PlanMarbella App
The NIE number is the one thing every buyer needs before buying property in Marbella. Here is exactly how to get one, where to apply, and how long it takes.
What is the NIE and why do you need it?
The NIE (Numero de Identificacion de Extranjero) is the Spanish tax identification number assigned to foreign nationals. It is required for virtually every official transaction in Spain - including buying property, signing contracts, opening a bank account, paying taxes, and registering utilities. There is no workaround. You cannot complete a Spanish property transaction without one.
The good news is that getting an NIE is a well-established process and is not particularly difficult. It does, however, take time - which is why you should apply as early as possible, ideally before you have found the specific property you want to buy.
Applying from outside Spain
If you are applying from the UK (or any other country outside Spain), you apply at the Spanish consulate that covers your area. In the UK, there are consulates in London, Edinburgh, and Manchester. You need to book an appointment - wait times vary and can be several weeks, so check and book early.
You will typically need: your passport, a completed NIE application form (Modelo EX-15), a document justifying why you need the NIE (a property purchase letter from your lawyer works perfectly), and a small fee.
Applying in Spain
If you are in Spain, you apply at a National Police station (comisaria) or a foreigner's office (oficina de extranjeros). Again, you need to book an appointment. Processing time is often faster in Spain than through a consulate, but the demand at popular locations like Marbella and Malaga can be high.
Your Spanish property lawyer can often apply for the NIE on your behalf using a power of attorney - which removes the need for you to travel to Spain just for the NIE. This is how many international buyers handle it, particularly in the early stages of the buying process.
How long does it take?
At a consulate, allow two to four weeks from appointment to receipt. In Spain, often one to two weeks. Processing times fluctuate - check with the specific consulate or your lawyer for current estimates. The NIE itself is a single document (not a card in most cases) that contains your number. Keep it safe - you will refer to it throughout the buying process and beyond.
What to do once you have it
Your NIE number is used on all Spanish documents - your bank account application, tax filings, property deeds, and any other official paperwork. Share it with your lawyer at the earliest opportunity so they can begin using it for due diligence and documentation preparation.

Can I buy property in Spain without an NIE number?
No. The NIE is mandatory for all property transactions in Spain. It is also required for opening a Spanish bank account and paying property taxes. Apply for it at the earliest stage of your buying process.
Can my lawyer get my NIE for me?
Yes. With a power of attorney, your Spanish property lawyer can apply for your NIE on your behalf. This is a common approach for international buyers and removes the need to travel to Spain or visit a Spanish consulate specifically for the NIE.
How much does a NIE number cost?
The NIE itself costs a small government fee - typically around 10-20 euros. If your lawyer applies on your behalf, their time is usually included within their overall legal fee. There is no annual renewal cost - once issued, your NIE number is permanent.
