The result is a property market with unusual range: rustic village houses on cobbled streets at altitude, and modern beachside apartments ten minutes further down the hill. Both have buyers who specifically sought them out and would not swap for anything in Marbella proper.
For buyers who are seriously looking at buying property in Marbella but find the prices at their desired specification too high, Mijas Costa in particular is worth a serious look.
Mijas Pueblo
The village is genuinely beautiful. White-painted houses, bougainvillea, donkeys (the famous donkey taxis that have been a tourist attraction since the 1960s), panoramic views of the coastline from Gibraltar to Malaga on a clear day, and a real local community that exists year-round rather than only in summer. Properties here include traditional Andalusian houses requiring renovation, renovated village homes with character features, and some modern builds on the edges of the village.
The main practical consideration is altitude and access. Getting to the beach requires driving down a winding road. For buyers who want beach proximity, Mijas Pueblo is a compromise. For buyers who specifically want the village atmosphere, the privacy, and the views, it is not a compromise at all.
Mijas Costa
Mijas Costa is coastal Marbella-adjacent territory that has developed significantly over the past 20 years. The areas of Calahonda, Riviera del Sol, and Sitio de Calahonda have large residential communities with good infrastructure, schools, supermarkets, restaurants, and beach access. The proximity to Fuengirola gives easy access to a real town with a train station connecting to Malaga and the airport.
Property prices are noticeably lower than in Marbella municipality. A two-bedroom apartment in a gated community with pool access that would cost €350,000 to €400,000 in eastern Marbella might be €250,000 to €290,000 in Calahonda. For buyers who are not attached to the Marbella postcode but want similar lifestyle infrastructure at a lower price, this is a meaningful difference.
The golf connection
Mijas has its own golf courses (Mijas Golf and La Cala Golf resort are both within the municipality) and connects easily to the full concentration of courses between Marbella and Estepona. For golfers, Mijas offers well-priced property within 10-15 minutes of a large number of courses.
Practical considerations
Car essential: while the coastal strip has buses and Fuengirola has a train, the fragmented nature of development across Mijas means a car is necessary for most residents. Schools: Mijas Costa has several international schools including Laude San Pedro, which draws from across the coast. Healthcare: the main hospital serving Mijas Costa is in Fuengirola with specialist care in Malaga.
