If you are buying property in Marbella from outside the EU, the Spanish Golden Visa might be relevant. Here is what it actually involves and how it compares to standard residency routes.

What is the Spanish Golden Visa?

Spain introduced the Golden Visa in 2013 for non-EU nationals who invest significantly in the country. For property buyers, the threshold is a minimum purchase of 500,000 euros without a mortgage - meaning the half-million must be paid in cash or equity, not borrowed.

If you meet this threshold when buying property in Marbella, you can apply for a residence permit that allows you to live and work in Spain, and to travel freely within the Schengen Area.

What the Golden Visa gives you

You get initial residence for two years, renewable every five years thereafter. You do not need to live in Spain full-time to maintain it - you just need to visit at least once per year. Your spouse and dependent children are included on the same application.

After five years of legal residence, you can apply for permanent residency. After ten years, citizenship is potentially available (though language and integration requirements apply).

What it does not give you

The Golden Visa does not automatically make you a Spanish tax resident. Tax residency kicks in when you spend more than 183 days per year in Spain. Many Golden Visa holders maintain residency elsewhere for tax purposes while enjoying the right to live in Spain.

It is also not a route to the EU passport on its own - that requires separate naturalisation steps.

Standard residency routes

If you are an EU national (or are simply relocating to Spain full-time), you apply for standard residency through the local foreigner's office. This does not require a minimum property investment. You register as a resident, get your NIE number, and go from there.

For non-EU nationals who do not meet the Golden Visa investment threshold, other routes exist: the non-lucrative visa (for those with passive income), the digital nomad visa (introduced in 2023), or work permits.

Is the Golden Visa relevant to most Marbella buyers?

Not to everyone. Many buyers in the Marbella area are EU nationals or British residents who do not need a visa at all to purchase. The Golden Visa is most relevant to buyers from outside the EU - American, Middle Eastern, Asian, or Latin American buyers who are investing at the 500,000-euro-plus level and want an EU foothold.
