Stage 1: Excitement

You've decided to buy in Spain. The sunshine, the lifestyle, the Costa del Sol. You browse Rightmove Spain and Idealista for an hour and find six properties you could buy tomorrow. Marbella, Estepona, Nueva Andalucía, Benahavís. This is going to be incredible.

This stage lasts until you start actually trying to do something. For some buyers, that's the first phone call to a lawyer. For others, it's the moment someone mentions the NIE.

Stage 2: Confusion

Wait. What is a NIE? You need one before you can open a bank account. You need a bank account before you can complete. The agent says don't worry, they'll sort everything. Your friend says you definitely need an independent lawyer. Someone on Facebook says they did it without a lawyer and it was fine. Someone else on Facebook says they didn't and lost their deposit.

The confusion stage is characterised by a lot of contradictory advice from people who are all confident they're right. This is normal. It means you need a single, reliable source of information, not crowd-sourced anecdote.

Stage 3: Overwhelm

The lawyer sends you a list of documents to provide. Your bank is asking for source of funds documentation. You have to apply for the NIE through the consulate, but appointments are full for six weeks. You found the perfect property in Mijas or San Pedro, the agent says there's another offer, and you realise you're not ready to move.

The overwhelm stage passes. But it's real, and it arrives at the worst possible moment: when you've already committed emotionally to a property.

Stage 4: Limbo

This is the long middle. Due diligence takes weeks. The arras is signed. The money is moving. Nothing seems to be happening. Your lawyer says everything is on track but there's nothing for you to do except wait.

The limbo stage is the one nobody prepares you for. You are waiting for the biggest purchase of your life to complete, and you have no control over the timeline. This is normal. Stage 5: Panic

The due diligence report comes back with something on it. Or the completion date shifts. Or the currency moves against you on the day you were planning to transfer. Or someone mentions a tax you didn't know existed.

Stage 6: Relief

The deed is signed. The keys are yours. You walk through the front door of a property you own in Spain and the whole previous five months compress into a single moment.
